New Tenant Officially Joins Downtown Morristown
Sanofi, a healthcare company, has negotiated a 16,903-square-foot lease with Hampshire Companies, a private real estate investment firm.

MORRISTOWN, NJ — While Sanofi, a French pharmaceutical corporation, was already prepared to relocate its almost 2,000 employees to Morristown next winter, a separate branch of the company is relocating some of its activities to another downtown building.
The Hampshire Companies, a full-service private real estate investment and development group, signed a 16,903-square-foot lease with Sanofi's Consumer Healthcare division at 21 South Street, a 43,691-square-foot office building in downtown Morristown.
The lease completes the tenancy of the fully refurbished structure. Sanofi plans to relocate its consumer healthcare staff to the space in the fourth quarter of 2024.

Consumer healthcare, a part of Sanofi, a worldwide healthcare firm, provides consumer-driven, innovative medications and products for allergy, pain, cough, flu and physical and mental wellness.
Sanofi also announced earlier in 2023 that it would relocate its flagship New Jersey location from Bridgewater to M Station West, a 260,000-square-foot office complex now under development in Morristown. The relocation is planned to bring 1,900 employees to Morristown.

According to officials, Sanofi plans to move into the space in about 18 months, with the transition taking place in two stages: the first in the fourth quarter of 2024 and the second in the first quarter of 2025.
The relocation of Sanofi's Consumer Healthcare division to 21 South will bring an additional 70 employees to Morristown, allowing them to take advantage of the diverse shopping, dining, and entertainment opportunities that have helped Morristown become one of the region's most dynamic downtowns.
Sanofi will lease the entire first-floor retail area, the entire second-floor office space, and a portion of the available third-floor office space.
According to Councilman Nathan Umbriac, who works for Sanofi, the healthcare company will also occupy the majority of the second M Station building, a cutting-edge structure built to bridge the gap between Morristown's train station and the Morristown Green.
"I think it's great. It's great for the community; it's great for Sanofi as an organization to be in a great downtown, like Morristown, so there is a lot of buzz around the office about it," Umbriac said.
Originally built as a bank in 1911, The Hampshire Companies says that they rebuilt 21 South Street in 2021 as a workplace that inspires and excites today's employees.
“To find success in today’s office leasing environment and appeal to high-quality tenants like Sanofi’s Consumer Healthcare, buildings must successfully combine location, adaptability and modern design,” said John Durso, Chief Investment Officer and Executive Vice President of Development for The Hampshire Companies. “Every element of 21 South Street’s transformation has been designed with that balance in mind. We are excited to welcome Sanofi to this new space in downtown Morristown.”
Sanofi is best known for the prescription sleeping pill Ambien and Admelog, a fast-acting mealtime insulin.
