OCEAN CITY, NJ — The former 34th Street Market could become two three-story mixed use buildings if the Ocean City Planning Board approves a proposal this month.

The plan is to subdivide the vacant site into two new lots, according to planning board documents. Both lots would have a building with a commercial first floor and two floors of residential units above it. The first building would have two units with six bedrooms each, while the second would have two units with five bedrooms each.

Each site would have six off-street residential parking spots as well. Additional parking for the commercial businesses is not proposed.

Specific businesses are not proposed in the plans; the site is in the 34th Street Gateway Zone, which allows retail, restaurants, offices and more.

The applicant is seeking several variances, including for lot size.
