Shuttered Condo Redevelopment Plan To Be Voted On In Ocean City
City Council will introduce plans to replace the shuttered Seaspray condo complex this week.

OCEAN CITY, NJ — City Council will introduce a redevelopment plan for the shuttered Seaspray condominium complex later this week.
The property, which was previously declared an area in need of rehabilitation, will be replaced with a 43-unit condo complex if the plan is approved, as Patch previously reported. Read more: 43-Unit Condo Complex Proposed For Condemned Ocean City Site
Plans and architectural renderings for the site reveal a four-story building with amenities like a private swimming pool and outdoor showers, a recreational area on the roof and a fitness center. The first floor will be for parking.

Some parts require variances for height and size. Changes must go before the planning board.
Seaspray was built in about 1955 as a hotel and became a 32-unit condo complex in about 1999. It was declared structurally unsafe in 2023; it reopened after it was found to be safe but in need of repairs. But in 2024, concrete from a stair landing fell off the building and it was discovered that repairs had not been done. It has remained red-tagged and unoccupied since spring of 2024.

The plan will have its first reading and introduction at the Nov. 20 meeting at 6 p.m. It will have a second reading and public hearing before City Council votes on it at the Dec. 4 meeting.
