Looking For Affordable Housing? Parsippany Is Accepting Applications
The application deadline for all three affordable housing complexes is July 17, officials said.
PARSIPPANY, NJ โ A new opportunity for renters to combat the ongoing inflation crisis has arrived in Parsippany.
Parsippany officials have announced that the lottery for affordable rentals at three separate housing complexes is now open, and applications from qualified individuals are being accepted.
The following housing complexes are open for the lottery selection:

- The Lawrence โ 169 Johnson Road, Parsippany
- The Lexica Parsippany โ 11-21 Upper Pond Road, Parsippany
- Avalon Parsippany โ 3 Campus Drive, Parsippany
Officials say all interested residents must submit a preliminary application at www.AffordableHomesNewJersey.com and join the Parsippany rental waiting list by July 17 to be entered into the random lottery drawing, which will determine priority order.

Here is the breakdown for each location:
The Lawrence
Eighteen new affordable apartments are expected to be ready for occupancy in Fall 2025. Each unit includes amenities such as central air conditioning, a dishwasher, and a washer and dryer.
The complex offers several community amenities, including a conference room, dog park, fitness center, pet spa, resident lounge, and work-from-home pods. Pets are allowed, with applicable fees and restrictions, officials said.
Rent guidelines for The Lawrence outline maximum allowable rents and income limits for affordable housing in the area, based on household size and income categoryโVery Low, Low, and Moderate.
Monthly Rent by Unit Size and Income Level
One-bedroom units:
- Very Low: $516
- Low: $1,023
- Moderate: $1,277
Two-bedroom units:
- Very Low: $615
- Low: $1,224
- Moderate: $1,528
Three-bedroom units:
- Very Low: $698
- Low: $1,401
- Moderate: $1,753
To qualify for affordable housing, applicants must have household incomes at or below the limits listed for their household size and category. The rent amounts vary based on income qualification and the number of bedrooms in the unit.
For example, a two-person household could qualify with a very low income of $32,490, a low income of $54,150, or a moderate income of $86,640. A four-person household could qualify with a very low income of $40,590, a low income of $67,650, or a moderate income of $108,240.

The Lexica Parsippany
Sixty-five new affordable apartments are expected to be ready for occupancy in Summer 2025. Each unit includes central air conditioning, a dishwasher, and a washer and dryer.
The complex offers a variety of amenities, including a BBQ area, courtyard, co-working space, fire pit lounge, fitness center, game room, on-site laundry, playroom, pool, and private dining room. Pets are allowed, though some restrictions may apply, officials said.
Monthly Rent by Unit Size and Income Level
One-bedroom units:
- Moderate: $1,168
- Low: $925
- Very Low: $440
Two-bedroom units:
- Moderate: $1,399
- Low: $1,108
- Very Low: $526
Three-bedroom units:
- Very Low: $594
- Low: $1,267
- Moderate: $1,604

Avalon Parsippany
Fifty-one new affordable apartments are expected to be ready for occupancy in Summer 2025. Unit amenities include central air conditioning, dishwasher, washer, and dryer. Complex amenities feature a BBQ area, courtyard, fire pit lounge, fitness center, resident lounge, pet spa, and pool.
Pets are allowed, with some restrictions and fees, officials said.

If studio apartments are reclassified as one-bedrooms, rent amounts will be adjusted based on affordable housing guidelines, officials said.
