One Pricy Bergen County Zip Code Just Broke A Record

BERGEN COUNTY, NJ — Of the country’s 100 most expensive ZIP codes, six are in New Jersey, and one of those is in Bergen County. And that town has broken a record.

PropertyShark, the website that recently released its annual rankings this month, said that Alpine — the highest-ranking New Jersey town on its list — broke a New Jersey record this year for median home sales.

"A 13 percent year-over-year price increase lifted 07620 in Alpine to its highest price point yet at $3.32M, marking the first time that any New Jersey zip surpassed $3M," said a PropertyShark spokesperson.

The town of Deal, in Monmouth County, almost reached that threshold too, the company said, stopping just under with a $2.95M median sale price.

The company did their calculations based on closed sales, rather than the asking price, they said, "to accurately reflect on-the-ground conditions, rather than the sellers’ wishes."

PropertyShark based their data on real estate closings between Jan. 1 and Sept. 30.

Alpine ranked 24th nationally.

The other New Jersey towns that made the list are "down the shore" towns, except for the Short Hills section of Millburn.

The most expensive ZIP codes in the Garden State are:

  • 07260 (Alpine), median sale price of $3,317,000
  • 07723 (Deal), median sale price of $2,950,000
  • 08202 (Avalon), median sale price of $2,750,000
  • 08738 (Mantoloking), median sale price of $2,365,000
  • 08247 (Stone Harbor), median sale price of $2,200,000
  • 07078 (Short Hills), median sale price of $1,955,000

The company said that a record 15 zip codes had median sale prices of $4 million and above.

"The country’s #1 most expensive zip code of 94027 in Atherton, Calif., went against the grain with a minor price decrease, which brought the wealthy enclave’s median sale price back below $8 million," said the company.
