285-Unit Senior Housing Project Proposed In Wayne

A local developer has pitched the five-building development, which would include 57 apartments for low-income residents.

WAYNE, NJ — A developer has proposed a new senior housing project on a 16.6 acre site along Hamburg Turnpike, with five separate five-story buildings totaling 285 new residential units.

The township Zoning Board of Adjustment first heard the proposal on Monday, Feb. 3 and did not take a vote to approve it, as the developers' presentation and discussion with the board lasted about three hours.

Residents had concerns about stormwater management and runoff, additional traffic, and the impact on local neighborhoods, but only had about 15 minutes the end of the meeting to speak. You can watch the entire meeting here.

The next hearing on the application will be on April 7, board members said.

March Associates Construction, which has developed several other projects in town including The Yard and The Parke at Hamburg, is proposing this new development.

The wooded, hilly site is located at 1982 and 1970 Hamburg Turnpike, just north of Armstrong Avenue; the project area would extend back towards Colfax Road. There are two existing homes at those addresses that would be demolished, and the project would also cull about 180 trees from the site.

The 55+ community would include a clubhouse and 285 apartments, 57 of which would be set aside for lower-income residents to fulfill part of the township's affordable housing obligation. There would be more than 500 parking spaces, with the entrance and exit off of Hamburg Turnpike.
