BROOKLYN, NY — Looking for affordable housing in Brooklyn? A fresh batch of lottery units just hit the market.

The new 22-story luxury building features a gym, pool, outdoor spaces, dog park, rooftop terrace, doorman service, and even a yoga and dance studio — that is, if you earn enough to qualify for the lottery.

Of the 75 affordable units available at 482 Kent Avenue, which was developed through the Inclusionary Housing Program and is expected to receive a 421a tax break, only a few meet widely accepted standards of affordability.

Starting at 80% of the Area Median Income, the measurement used to determine levels of affordability, the 24 available studios will rent for $1,880 per month and are open to individuals earning between approximately $68,812 and $90,720.

A one-bedroom unit priced at 80% of the Area Median Income (AMI) rents for $2,006 and is available to individuals earning between approximately $73,783 and $103,680. The 16 two-bedroom units are listed at $2,394 and are reserved for households with incomes ranging from $88,732 to $103,680 for two people, or up to $140,000 for a family of five.

Prospective renters must meet specific income and household size requirements to qualify. Applications must be submitted online or postmarked by July 28, officials said.
