New Luxury Apartment Building Rises In Brooklyn

The 11,300-square-foot structure at 258 Saint James Place in Brooklyn's Clinton Hill neighborhood will be six stories tall.

BROOKLYN, NY — Brooklynites are getting a glimpse at the brand-new luxury apartment building rising in Brooklyn's Clinton Hill neighborhood.

The structure at 258 Saint James Place, on the corner of Fulton Street, has recently completed the structural frame, often known as the "Topping-Out" milestone, according to architect IMC Architecture.

The James, a building spanning 11,300 square feet, is slated to feature six stories along with a cellar upon completion. Developers anticipate that this construction project could be finished by year's end.

"As a developer, you’re always searching for the right project in the right location and I was elated to acquire the 258 Saint James Place development site," developer Einav Gelberg said. "There is so much vibrant energy in the neighborhood and I wanted to create a project that would reflect this spirit, while giving a nod to the brilliant architecture of Brooklyn's past."

A depiction of the upcoming building reveals a striking steel structure complemented by beige-colored brick and expansive windows. Notably, built-in planters adorn the front of the building beneath the windows on the third, fourth and fifth floors, offering greenery for the tenants.

Charlie Wu, the project manager, explained that the design team chose this architectural style to mirror the appearance and material qualities of neighboring brick buildings and brownstones, while also aiming for a visually distinctive presence.

The building will offer four one-bedroom units ranging from 575 to 1,400 square feet and four two-bedroom units, each spanning 1,350 square feet. It will be equipped with an elevator and was designed to be fully accessible and ADA-compliant.

The designers conducted energy modeling to ensure the building is energy-efficient and complies with the requirements of NYC Local Law 97, developers said.

On the first and second floors, there are two one-bedroom units on each level, with one unit located at the front of the building facing the street and the other at the back. Both first-floor units have additional space in the cellar.

The building is conveniently situated near a variety of popular restaurants, including Otway, located at the nearby corner of St. James Place and Fulton Street. The property is also three blocks away from the Clinton-Washington Avenue Subway Station, which serves the A and C trains.

The site previously had a three-story building on it, but it was demolished in 2003 and the lot has remained vacant since, records show.
