Developer Files For 12-Story Building On Vacant East Harlem Lot

The 12-story development will feature commercial space, a community facility and 40 apartments.

EAST HARLEM, NY — Developers have filed plans with the city Department of Buildings to construct a 12-story, mixed-use building on the site of a vacant lot in East Harlem.

The new development will occupy a site on 247 E. 117th St., located between Second and Third avenues, and will rise 120 feet tall, according to building plans. The building will feature retail space, a community facility and 40 apartment units.

Most of the new development will be made up of its residential component. Of 29,660 total square feet, 25,564 will be zoned for residential use. The average apartment unit will be about 639 square feet large, according to building plans.

The retail and community facility components will be located on the new development's ground floor, according to building plans. The retail space will be 2,385 square feet large and the community facility will be 877 square feet large. Tenants for the spaces have not yet been announced.

Residential amenities include laundry and bike parking in the building's basement as well as a rooftop terrace, according to plans filed with the department of buildings.

Real estate firm Hap Investments is listed as the project's developer on plans filed with the city. Fischer+Makooi Architects will design the new building, according to development plans.
