Developer Files Plans For Buildings On Adjacent Harlem Sites

HARLEM, NY — Developers have filed plans with the city Department of Buildings to construction two mixed-use building on a vacant Harlem street corner.

One of the new developments will rise six stories and the other will rise eight stories on the corner of West 146th Street and Frederick Douglass Boulevard, according to building applications filed this month. The buildings will bring a combined 27 apartments and 3,360 square feet of commercial space to the corner.

The building at 2750 Frederick Douglass Boulevard will rise 72-feet-tall and contain 14 apartment units. With 9,722 square feet zoned for residential uses, the average apartment unit will be about 694 square feet. The development will also house a 1,751-square-foot commercial space and an 809-square-foot community facility.

That building's neighbor — with an address of 2754 Frederick Douglass Boulevard — will rise 80-feet-tall and contain 13 apartments. The average unit size at this building will be about 756 square feet. The building also has a commercial space that's 1,609 square feet and a tiny community facility space.

Both construction sites are currently undeveloped. City records show a full vacate order was issued for 2750 Frederick Douglass Boulevard in 2015 following a partial collapse of floors in vacant buildings that occupied the site. Emergency demolition permits were filed for the site later that year.
