Developers File Plans For East 125th Street Building

The application filed by the Durst Organization is likely smaller in scale than the final plan for the East Harlem site.

EAST HARLEM, NY — Developers have filed preliminary plans for an East 125th building site, but its likely that the plans are be upgraded in scale as the project takes shape.

The Durst Organization filed an application to build a one-story building at 110 East 125th Street near the corner of Park Avenue, according to city Department of Buildings records. The development will rise just 24-feet-tall and contain 4,504 square feet of space zoned for commercial use, according to the plans.

While the plans filed this month indicate a small-scale retail building will occupy the site, it's likely that the Durst Organization alters the plans in the future, New York YIMBY first reported. The Durst Organization shelled out more than $35 million to buy the site and adjacent 1815 and 1801 Park Avenue, the Real Deal reported in August. The development firm also received a $95 million loan from Buffalo-based M&T Bank for planned developments on Park Avenue.

That's a lot of money for a one-story retail building.

A spokesman for the real estate firm told the Real Deal that Durst is still figuring out its final plans for the site, and noted previous statements by firm executive Douglas Durst that the site would include a "significant amount of affordable housing."
