Harlem Zip Code Got Twice As Expensive During 2010s: Study

Median sales prices for properties in Harlem's 10030 zip code were about 159% higher in 2019 compared to 2010.

HARLEM, NY — A Harlem zip code that includes one of the neighborhood's most sought-after residential districts is twice as expensive now as it was at the beginning of the 2010s, according to a new study.

The median sales price for properties in Harlem's 10030 zip code increased about 159% from 2010 to 2019, according to a study conducted by real estate listings site PropertyClub. The median sales price for the neighborhood in 2010 was $343,000 compared to a median sales price of $544,500 in 2019, according to the study.

Increases in costs also led to a massive jump in the total amount of money spent on properties in the zip code. The total volume of sales in 10030 was $21.7 million compared to $47.9 million in 2019, according to the study.

The 159% increase established 10030 as the New York City zip code with the fifth largest bump in median sales price. The rate of growth was the highest in Manhattan, with three Brooklyn zip codes and one Bronx zip code taking up the first through fourth spots.

Brooklyn's dominance in the top five zip codes with the highest price increases reflected the boroughs strong growth in sales prices during the decade, according to the PropertyClub study. In 2010 the borough had zero zip codes in the city's top ten most expensive, but increased that number to two by the end of the decade.

PropertyClub's study analyzed New York City Department of Finanace sales data recorded between 2010 and 2019 for each zip code. All sales worth more than $1,000 were included in the study.
