Lottery Opens For 38 Below-Market Hamilton Heights Apartments

Rents for most units offered through the lottery are $761 per month for studios, $963 for one bedrooms and $1,166 for two bedrooms.

HAMILTON HEIGHTS, NY — A lottery for 38 below-market apartments in a new Hamilton Heights development began accepting applications Thursday, according to the city's Housing Connect website.

A majority of the below-market apartments at 847 St. Nicholas Ave., located between West 152nd and 153rd streets, are offered for individuals and families earning 60 percent of the Area Median Income, which the city considers "low income." The remaining apartments are offered at 50 percent and 40 percent of the Area Median Income, considered "very low income" by the city.

Of the 38 apartments, 29 are offered at 60 percent AMI. To qualify for the units individuals must earn at least $28,046 per year for a studio and $35,040 for a one-bedroom apartment. Families of up to four peopl can qualify for a two-bedroom apartment with an income of at least $42,035 per year.

Fifty percent of the units in the lottery will be dedicated to applicants currently living within the confines of Community Board 9, which includes the Morningside Heights, Hamilton Heights and West Harlem/Manhattanville neighborhoods.

Residential amenities in the new building include an on-site super, a fitness center, bike storage and first- and seventh-floor outdoor spaces. The building is being developed by BRP companies, which bought the site from the Dance Company of Harlem. The new development will serve as the dance company's new home.

Construction started on the development in 2017 and residents are expected to occupy the building this year, according to the developer's website.

Prospective tenants may apply for the lottery through the city's Housing Connect website. A mail-in application can be requested by sending a self-addressed envelope to: 847 St. Nicholas Avenue Apartments, 1357 Broadway, Box 309 New York, NY 10018. Applications must be submitted or postmarked by April 22.
