New 18-Story Building Coming To Harlem
A new apartment building will be constructed on a Park Avenue block that was converted to a higher density in the 2017 East Harlem rezoning.

EAST HARLEM, NY — A longtime parking lot steps from East Harlem's Metro-North railroad tracks will soon be developed into an 18-story apartment building, according to plans filed with the city.
For years, the lot at the corner of Park Avenue and East 120th Street has consisted of a parking lot containing moving trucks. It was included in the 2017 East Harlem rezoning, which upzoned the block to allow for residential towers above 200 feet in height.
The new plans, filed with the city last week, call for a 218-foot-tall building containing 57 apartments — including an unspecified number that will be affordable under the city's inclusionary housing program.

It will also include about 22,300 square feet of commercial space, according to the plans, which were filed by owner Compass Point LLC. No estimated completion date was provided for the project.
The building will be designed by Aufgang Architects, a firm whose other Harlem projects include the redevelopment of the Victoria Theater on 125th Street and a condominium building on Morningside Avenue.

Just a couple of blocks south on Park Avenue, the city is also planning to construct a 330-unit affordable apartment building on the current site of an NYPD parking lot.
