NYC's First Market-Rate 'Passive House' Rentals now Leasing in Harlem

The development's units follow passive building standards, which mean they consume much less energy for heating and cooling.

HARLEM, NY —The first market-rate rental units to comply with strict, eco-friendly "passive building" standards are now up for grabs.

Perch Harlem, which mixes luxury trappings with environmental friendly architecture, has listed its studios, one-bedroom apartments and two-bedroom apartments as available units on its website as of Thursday. The new building, located at 542 West 153rd Street, is currently under construction. Perch Harlem is being co-developed by Synapse Development Group and Taurus Investment Holdings.

The 40,000-square-foot building was constructed to adhere to "passive building" standards. A passive building consumes far less energy than a conventional building due to its near-airtight construction and special air filtration system, according to Passive House Institute US.

In addition to saving on energy, residents will be treated to luxury amenities such as a virtual doorman, exercise room, roof deck, lounge and bike storage, according to Perch Harlem's website.

The building's exterior was designed by architect Chris Benedict and the interiors were designed by Me & General Design.
