Permits Filed For New 10-Story Building In East Harlem

A developer filed permits last week to construct a 10-story commercial building on an East Harlem block that is home to a row of shops.

EAST HARLEM, NY — A developer filed permits with the city last week to construct a 10-story commercial building on an East Harlem block that currently houses a row of shops, records show.

The permits were filed on Thursday for 2226-34 Third Avenue, which occupies a half block on the corner of East 121st Street. In October, the city's Department of Buildings signed off on plans to demolish the existing building, which housed the American Outlet clothing store, a Kennedy Fried Chicken and a vacant retail space.

The 145-foot-tall proposed building is not residential and will not contain any apartments, according to the plans. Instead, it will contain 36,500 square feet of commercial space, and two community facilities spread out over nearly 100,000 square feet combined.

The architect of record is DXA Studio, a Midtown-based firm whose recent projects include an apartment tower in Chelsea. Permits were filed on behalf of developer REEC, which has built condominiums and commercial buildings around Manhattan.

The new building is pending zoning approval.
