Plans Filed to Transform Former Car Wash into 7-Story Condo Building

A developer filed plans to turn a large open lot in Harlem into a residential building with a first-floor health care facility.

HARLEM, NY — Say goodbye to one more large open space in Harlem. The Truss Development Group filed plans Friday to transform the site of a former car wash into a seven-story apartment building with a health care facility on the ground floor.

Plans filed with the city Department of Buildings call for a new construction that will dedicate 79,829 square feet for residential space and 14,117 square feet for a community facility, which the plans indicate will be a health care facility. The new development will be located at 26000 Adam Clayton Powell Jr. Boulevard, also known as 2600 Seventh Avenue. The site is in the northern portion of Harlem, and just across the Harlem River from the South Bronx and Yankee Stadium areas.

The building will rise seven stories, exactly 74 feet, and contain 103 apartment units. The average area of each apartment unit will be around 775 square feet. The plans reveal that one apartment will be built on the first floor, 18 apartments each will be built on the second to sixth floors and 12 apartments will be built on the seventh floor. The building will also include a recreation room on the third and fourth floors.

The building is expected to be constructed by 2019, according to Truss Development Group's website. The website also states that the apartment units in the building will be condos. The building will also offer parking for 51 cars and 52 bicycles as well as storage in its cellar, according to the plans filed with the DOB.

The architect for the project is listed as Emily Lin of Lin & Associates Architects, according to the building plans.
