Renderings Released for East Harlem High Rise on Vacant Lot

Renderings depict a high-rise apartment building approved for a vacant lot in East Harlem. The property is listed for sale at $11,250,000.


EAST HARLEM, NY — Renderings have been released depicting a proposed 12-story apartment building approved for a vacant lot in East Harlem.

Plans were filed with the New York City Department of Buildings in 2014 and approved in 2015 for a new construction project at 94 E. 111 St. The address is also listed as 1516 Park Ave. The building would rise 12 stories and contain 44 residential units spread among 37,931 square feet, according to the plans. That's an average unit size of 862 square feet.

But the eventual development may end up looking different. The property owner, listed as Isaac Schwartz, has put the property on the market for $11,250,000. The firm Cushman & Wakefield are handling the sale. The Cushman & Wakefield listing says that the current plans call for seven studio apartments, 19 one-bedroom and 18 two-bedroom apartments. The property was initially listed for $12,500,000, but the price has since been dropped.

The building would also include 4,742 square feet zoned for commercial use.

Whoever ends up purchasing the property would be able to use the already-approved building plans, but would have the freedom to commission another design. The current design was done by Karl Fischer Architect.
