Upscale Condo Complex Near Harlem, Upper West Side Border Holding Housing Lottery

The complex near the edge of Central Park is boasting "affordable prices." A studio runs for around $225,000.

HARLEM, NY — A swanky apartment complex on the border of Harlem and the Upper West Side is accepting applications for 10 units at below market-rate prices.

The 10 condos are part of the Circa Central Park development, confusingly located at 2040 Frederick Douglass Boulevard and 285 W. 110th St. (yes, it has two addresses). Pricing on the "affordable," units starts around $225,000 for a studio, according to the New York City Housing Partnership. For one-bedroom apartments the rates rise to the area of $275,000 and for two-bedrooms the rates rise to nearly $365,000.

It's important to note that "affordable" in this scenario does not mean "inexpensive." The prices on the condos included in the lottery are a deal compared to the market-rate prices — all above $1 million — for the rest of the Circa Central Park units.

The building will rise 11 stories and contain 48 units. Amenities include a 24-hour doorman, a state-of-the-art gym, a study room equipped with Mac computers, a roof terrace, a bike share program and something called a "tween room."
