Waiting List Opens For Rent-Regulated Harlem Units

HARLEM, NY — A waiting list for rent-regulated apartments offered at a wide range of income levels will begin accepting new applications for a month starting Monday, Feb. 25, according to the city's Housing Connect website.

The Residences at PS 186 — a redeveloped school building on West 146th Street between Broadway and Amsterdam Avenues — will accept applications to its waiting list until March 25. Units are being offered for tenants earning 40%, 50%, 60%, 130% and 165% of the Area Median Income — levels that the city Department of Housing Preservation and Development considers extremely low income, low income and middle income.

Rents for studios at the development range from $526 to $2,641 per month and rents for one-bedroom apartments range from $567to $2,641 per month. The development is also offering two-bedroom units for households as large as five people starting at $693 per month and as expensive as $3,142 per month.

Individuals earning as little as $20,229 per year are eligible to apply for the cheapest studios on the waiting list. On the other end of the spectrum, families of five earning a combined income as high as $190,245 per year are eligible to apply for the most expensive two-bedroom units.

Applicants must apply through the city's Housing Connect website or by requesting a paper application by sending a self-addressed envelope to: Lemle & Wolff, Inc, 5925 Broadway, Bronx, NY, 10463. Applicants will be entered into a lottery to determine who winds up on the waiting list. People who are selected during the lottery must complete an interview to confirm that they are eligible for the units.

Apartments are offered at rent-regulated rents through the city HPD's Low-Income Rental Program and the Low-Income Housing Tax Credit Program.
