Waiting Lists Open For Apartments At 21 Harlem Buildings

HARLEM, NY — Waiting lists for 21 Harlem apartment buildings are accepting applications for rent-regulated units through late March, according to the city's Housing Connect website.

Apartments offered through the waiting list are located at buildings financed through the City Department of Housing Preservation and Development and the Housing Development Fund Company's Article XI tax exemption program. The units are available at a wide range of incomes for tenants earning 40%, 50%, 60%, 90%, 100% and 115% of the Area Median Income — levels that HPD considers extremely low income, low income and moderate income.

Rents for one-bedrooms at the buildings range from $545 to $2,302 per month and rents for two-bedroom apartments range from $403 to $2,763 per month. The waiting also includes three-bedroom units for households as large as seven people starting at $562 per month and as expensive as $3,192 per month. Four-bedroom units are offered at the top two income levels for rents in the high 2,000s and low 3,000s.

Individuals earning as little as $18,662 per year are eligible to apply for the cheapest units on the waiting list. On the other end of the spectrum, families of five earning a combined income as high as $174,500 per year are eligible to apply for the most expensive four-bedroom units.

Applicants must apply through the city's Housing Connect website or by requesting a paper application by sending a self-addressed envelope to: Central Harlem Apartments c/o Housing Partnership Development Corporation, 253 West 35 Street, 3rd Floor, NY, NY 10001. Applicants will be entered into a lottery to determine who winds up on the waiting list. People who are selected during the lottery must complete an interview to confirm that they are eligible for the units.
