NEW YORK CITY — Finding an apartment in New York City can be stressful, but a recently published StreetEasy study looks to help renters by highlighting neighborhoods with the highest rental concessions.

Over 22 percent of rentals across the city offered at least one month of free rent as concessions in December — the highest share since July 2021.

In December 2023, only 18.4% of the city’s rentals advertised concessions.

Researchers said as demand for rentals cooled, landlords likely used concessions to attract renters rather than offering lower gross rents.

Here are the New York City neighborhoods that offered the best deals and concessions on apartments in December:

  1. Windsor Terrace, Brooklyn
  2. Mott Haven, the Bronx
  3. Jamaica, Queens
  4. Midtown South, Manhattan
  5. Battery Park City, Manhattan
  6. Long Island City, Queens
  7. Downtown Brooklyn, Brooklyn
  8. DUMBO, Brooklyn
  9. Financial District, Manhattan
  10. Greenpoint, Brooklyn

The median asking rent in New York City was $3,600 in December, according to the study. Jamaica had the cheapest median rent in the study at $2,475 a month.

While Manhattan's rental availability declined last month, Brooklyn, Queens and the Bronx saw an increase, according to the study.

In total, the number of available apartments to rent in the city was 26,898 last month.
