Sales Begin At Tarrytown Historic Warehouse

Developer Hudson Hills Partners converted a historic landmarked storage warehouse in downtown Tarrytown.

TARRYTOWN, NY — Hudson Hill Partners, a real estate development firm, has launched sales at “Warehouse on Washington,” a three-unit luxury condominium in a converted historic landmarked storage warehouse in downtown Tarrytown.

The property, at 17 N. Washington St. in the heart of Tarrytown, sits close to restaurants, shops, parks and is 200 yards from Main Street and a short walk to the Tarrytown Train Station and vibrant Hudson River waterfront that is undergoing a revival.

This storage-to-residential warehouse conversion restored a 1907 building into three single-level floor-thru modern luxury condos. In the interest of preservation, the building's exterior remained largely untouched, especially its historically landmarked facade that spells out its storied past.

“We fell in love with the building the first time we saw it,” said Hudson Hill Partners Managing Director Dan Bsharat, who along with his brother Tariq, purchased the rivertown property in 2019.

"Hudson Hill is focused on underappreciated properties like this with historic charm that need a little help in maximizing their potential,” he said.

While the building had a long history as a storage warehouse, the developers said they saw the opportunity to bring it back to life as a residential property with help from architect Ron Hoina of Design Development Architects of White Plains.

The project team sought to seamlessly convert the warehouse from open storage floors to modern living by maintaining the same large 6-foot window openings, soaring ceilings and exposed brick walls throughout each three-bedroom, two-bath unit.

Since 1907, the Washington Storage Warehouse was continually used as a storage building. The building is a crucial piece of Tarrytown history, so much so that its facade has been deemed a local historic landmark.

The land the warehouse was built on was originally owned by the Vanderbilt family who sold it to Olin Lyon in 1894 who built the warehouse in 1907 to start a moving and storage company, which at the time was the largest in Westchester County.

Lyon, who was the chief of the Tarrytown Fire Department for many years, used his own warehouse as a place to store fire protection equipment like fire pails and extinguishers.

"We think that may be why the building resembles a firehouse," said Dan Bsharat.

Lyon, who lived next door at 15 N. Washington St. and also owned a furniture store on the corner of Main Street and North Washington Street, moved everything into the warehouse after he closed down his store in 1914.

The boutique development’s units also feature oversized Marvin windows, wide-plank European oak flooring, private outdoor terraces, an open-concept kitchen and dining and living spaces that preserve original architectural detailing.

The new condo units provide luxury living with private elevator access to each apartment, leading to a modern white kitchen with custom cabinetry, quartz countertops, Bosch appliances and an 8-foot island.

Understanding the need for flexibility in today’s reality, the third bedroom offers pocket doors opening into the living area, allowing an easy conversion for an office or additional living room space, the developers said. The primary suite includes an ensuite bath with a soaking tub and glass-enclosed shower.

Each unit also offers onsite parking. Other highlights include an oversized laundry room, radiant heat in baths, ductless heating & cooling.

The building’s first unit went on the market in September for $1.275 million, listed by the Francie Malina team at Compass of Greater NY.
