Developer Re-Files Yorkville Tower Plans
The plans show a small increase to the 22nd floor from the plans first filed in 2022 and an overall slight decrease in size.

UPPER EAST SIDE, NY — A Yorkville developer has made slight changes to a permit for a rising Second Avenue building.
The developer, Lalezarian Properties, re-filed plans with the city last week to build a 22-story building at 1598 Second Ave., on the corner of East 83rd Street.
When complete, the new building will adopt a sleepier side-street address, 300 East 83rd St.

While the plans appear to be nearly identical to ones filed last year, the filing notes that there has been an increase to the 22nd floor to better accommodate mechanical needs.
Overall, the filing shows a reduction in commercial space of 126-square-feet feet and over 2,000-square-feet of residential space, for a total building size of 93,862-square-feet.

The permit still states it will contain 70 apartment and that an undetermined number will qualify as "affordable housing" through the city's Inclusionary Housing Program. The program allows the developer to build to a top height of 235 feet.
Lalezarian Properties demolished three buildings at 1594-1598 Second Ave., near East 83rd Street, in 2022, and faced a pitched legal fight with its neighbor at 1592 Second Ave., who claimed that the demolition was conducted in an unsafe manner.
City records show that the three buildings contained 24 units total. The circa-1920 half-block of buildings also housed restaurants like Duke's, Firenze and Big Daddy's Diner.
The building is currently under construction, rising at the same time as a 31-story project at 250 East 83rd St. across Second Avenue.
