Massive UWS Luxury Building Launches Apartment Sales

UPPER WEST SIDE, NY — A building on the Upper West Side, previously home to a hotel and later a senior center, has been reimagined into luxury condominiums, with sales set to begin at $1 million, according to recent announcements from the developer.

The iconic Emery Roth tower at 720 West End Avenue, near West 95th Street, has been reimagined by Thomas Juul-Hansen and expertly renovated by BP Architects, transforming it into 131 contemporary residences.

Sales for these newly transformed homes officially commenced this week, offering a range of options, starting from approximately $1 million up to over $12 million.

“720 West End Avenue presents a unique opportunity for buyers to call this one-of-a-kind property and piece of New York City’s architectural history home in one of Manhattan’s most beloved neighborhoods,” said Myles Horn, Managing Partner of Glacier Equities. “We set out to create a new chapter for this iconic development that has been modernized for city living today while retaining the original charm and historical significance of its past as a cornerstone property on West End Avenue.”

Originally opened as the Hotel Marcy in 1927, the 17-story building later became a senior housing facility operated by the Salvation Army.

In 2016, following years of protests and negotiations with residents, the organization sold the property. As part of the deal, senior tenants were required to vacate the building by the end of 2017, enabling the sale.

According to court documents, the agreement stipulated that the Salvation Army relocate its tenants to a new facility or provide a one-time payment of $500.

Those who moved to the new facility were granted a rent freeze for three years following the relocation.

According to a report by WestSideRag, the organization ultimately moved 352 residents to a new building in East Harlem.

The building features 131 residences comprising a variety of one-to-five-bedroom homes. These include townhouse duplexes, simplex and duplex penthouses, each offering layouts ranging from approximately 500 square feet to over 3,700 square feet, complete with private terraces.

"Discerning buyers in today’s market are looking for the pinnacle of city living combining authentic character with modern conveniences, and we expect 720 West End Avenue to exceed all expectations," said Tricia Hayes Cole, Executive Managing Director of Corcoran Sunshine Marketing Group.

Residents will have access to extensive amenities spanning approximately 30,000 square feet, both indoors and outdoors.

These include private on-site parking, a modern fitness center with yoga and pilates studios, a children's playroom, basketball and squash courts, a private bar and a dining room equipped with a catering kitchen. Additional offerings feature a gaming lounge with a sports simulator/VR room, a library, co-working spaces, landscaped outdoor terraces and courtyards with lounge and dining areas.

Alongside the sales launch, the development firm has launched a dedicated website for the renovated building. The site provides comprehensive information on pricing, apartment floor plans and available amenities.

Additionally, the team has opened a sales gallery located at the base of 720 West End Avenue, and is preparing to debut its first set of model residences in the near future.
