Real Estate Org Battling Lone Tenant Files Permit For New UWS Tower

The Naftali Group just filed a permit for a new 18-story tower on 84th Street. The same block it is battling a tenant refusing to move out.

UPPER WEST SIDE, NY — The real estate company battling a lone tenant in an Upper West Side building just filed permits to construct an 18-story tower at the adjacent property.

The Naftali Group filed a permit with the city for an 18-story mixed-use tower at 211 W. 84th St. (between Broadway and Amsterdam), which would replace a much smaller residence at the address.

The proposed tower is 209 feet, with 151,700 square feet designated for residential space and 2,898 square feet for commercial space, according to the permit.

The new UWS building would have 45 units and 17 enclosed parking spaces, reported New York Yimby.

The building at the address now is only four stories tall. There is not currently a demolition permit filed with the city for its destruction.

If you recognize the Naftali Group name, it is due to its recent publicity for being the developer behind a $71 million development on the West 84th Street block that is being halted due to one tenant's refusal to move out at 215 W. 84th St.

The two parties have filed multiple lawsuits against one another and received coverage from the New York Times, New York Post and other major publications.

A detail that has been somewhat lost in the headline-grabbing narrative of one person vs. a large real estate company is that the Naftali Group didn't just buy 215 W. 84th St for $71 million — it bought all the properties on the block from 207 to 221 W. 84th St.

It is still unclear if Naftali plans to construct multiple buildings on the quiet West 84th Street block, but there is a good chance the company will use the entire site for one large building, which possibly is the 18-story tower just filed for.

Naftali Group did not immediately respond to Patch's request for comment.
