UPPER WEST SIDE, NY — A new affordable housing lottery opened on the Upper West Side for residents making under $200,000.

The housing lottery has been launched for 165 West 80th Street, situated between Columbus and Amsterdam avenues on the Upper West Side. This five-story residential building, originally constructed in 1910, offers a total of 39 residences.

The lottery itself includes ten studios and seven one-bedroom units available for sale, specifically designated for residents at 120 percent of the area median income (AMI). You can check your AMI here.

Eligible incomes for these units range from $73,319 to $167,760.

The studios range from 240 to 343 square feet, while the one-bedroom units span between 466 and 544 square feet. Amenities include smart heating and cooling controls, air conditioning, hardwood floors and access to outdoor areas.

Once the lottery closes, prospective residents who are selected will have the opportunity to purchase a unit and should have five percent of the purchase price available for a down payment, officials said.

The estimated sales prices are $173,801 for the studios and $184,990 for the one-bedrooms. Additionally, each unit will require a monthly maintenance payment of approximately $1,000.

There are resale restrictions and a flip tax on each resale.

Households of between one and three people are encouraged to apply. Tenants will be responsible for electricity; complimentary wi-fi will be provided.
