UWS Area Has Most Empty Apartments Of Any NYC Neighborhood

The Lincoln Square area on the UWS has the most vacant housing units of any neighborhood in New York City, according to the new census.

UPPER WEST SIDE, NY — The Lincoln Square portion of the Upper West Side has more vacant apartments than any other neighborhood area in New York City, according to the 2020 census.

In total, Lincoln Square has 7,384 empty housing units, roughly 300 more vacant apartments than the next nearest Neighborhood Tabulation Area — a term that means a medium-sized population area that roughly lines up with the local ZIP code.

The census breaks down the Upper West Side into three areas, "Lincoln Square," "UWS Central," and "Manhattan Valley." The three sections align with what would be the 10023, 10024, and 10025 ZIP codes respectively.

Upper West Side Lincoln Square saw a major jump in its number of vacant housing units from 2010 to 2020, going from 5,276 to 7,384.

Here are the five neighborhood areas with the most empty apartments in New York City by the end of 2020, four of which are on the Upper West and Upper East Side of Manhattan.

  1. UWS Lincoln Square: 7,384 vacant units
  2. UES Carnegie Hill: 7,093 vacant units
  3. UWS Central: 6,467 vacant units
  4. Midtown Times Square: 5,686 vacant units
  5. UES Lenox Hill-Roosevelt Island: 5,683 vacant units

What's more interesting, the Upper West Side Lincoln Square area also had one of the five biggest overall population jumps in Manhattan from 2010 to 2020 — growing by over 9,000 people during the decade.

At the end of 2020, the Neighborhood Tabulation Area for Lincoln Square had 44,545 total housing units, 37,161 occupied units, and 7,384 vacant units.

Both the total housing units and occupied housing units within the Upper West Side area also grew from 2010 to 2020.
