UWS Brownstone Sells For $26M, Largest Manhattan Sale Of The Week
A seven-story brownstone at 32 West 76th St. just sold for a staggering $25.975 million, first reported by The Real Deal.

UPPER WEST SIDE, NY — A few weeks after a family bought a $26 million townhouse on the Upper West Side, setting a new neighborhood sales record for the type of property, a buyer has purchased a seven-story townhouse less than 10 blocks away for $25.975 million.
The brownstone at 32 West 76th St., in between Columbus and Central Park West, was the most expensive sale to close in Manhattan this past week, reported The Real Deal.
It was originally listed for $27.5 million, but the buyer paid "just" $10 million for it in 2014, meaning they made $15.95 million in profit after completing a gut renovation, according to The Real Deal.

The brownstone has six bedrooms, six bathrooms, an elevator, 2,200 square feet of outdoor space, multiple terraces, an indoor basketball court, a wine cellar, and a gym, according to a listing for the home.
It is unclear who the new buyer is.

The townhouse at 248 Central Park West that broke the neighborhood sales record is six stories with six bedrooms, nine bathrooms, and comes with an outdoor garden, a roof deck overlooking Central Park, five fireplaces, and four balconies.
A brownstone is a type of townhouse made of brown sandstone, but a townhouse can be built from any material — meaning that all brownstones are townhouses but not all townhouses are brownstones.
The building at 32 West 76th St. is a brownstone but the one at 248 Central Park West is a townhouse.
