BHHS Fox and Roach HomExpert 2014 Year-End Report for Property Sales in Ardmore, Merion, Wynnewood and other areas of the Main Line.

Property sales in Ardmore during 2014 decreased 22.9 percent from 2013. In Merion Station, property sales increased 25 percent. Property sales in Wynnewood decreased 1.5 percent from the same month the previous year.

Ardmore Report:

According to a Berkshire Hathaway HomeServices Fox & Roach HomExpert Year-End Market Report, there were 145 properties that closed in 2014, compared with 188 from the year before. In October of 2012 that number was 147.

The median price of the properties that did sell in 2014 increased 5.7 percent over the same period in 2013, from $279,000 to $295,000. In October 2012, the median price was $275,000.

The average days on the market decreased by 18.3 percent from 71 to 58 days between 2013 and 2014.

Merion Station Report:

According to a Berkshire Hathaway HomeServices Fox & Roach HomExpert Market Report, there were 64 properties that closed in 2014, compared with 65 from the year before. In October of 2012 only 49 properties closed.

The median price of the properties that did sell in 2014 increased 13.6 percent over the same period in 2013, from $535,000 to $607,500. In 2012, the median price was $550,000.

The average days on the market increased by 15.7 percent from 51 to 59 days between 2013 and 2014.

Wynnewood Report:

According to a Berkshire Hathaway HomeServices Fox & Roach HomExpert Market Report, there were 219 properties that closed in 2014, compared with 219 from the year before. In 2012 that number was 196.

The median price of the properties that did sell in 2014 decreased 1.2 percent over the same period in 2013, from $419,900 to $415,000. In October 2012, the median price was $410,000.

The average days on the market increased by 21.8 percent from 55 to 43 days between 2013 and 2014.
