BUCKS COUNTY, PA — The Bucks County housing market continues to deliver encouraging news for both homebuyers and sellers. In June, the median sold price for residential homes climbed to $515,000, marking a healthy increase of 2.6% from last month and up 1.7% from the same time last year.

Buyers also have a bit more time to make decisions, with homes averaging 19 days on the market — slightly above the 5-year June average of 16 days. Meanwhile, fresh buying activity remains strong, with nearly 1,000 homes moving into pending status last month, and a slight dip in the number of homes for sale helping keep competition balanced.

“Bucks County continues to be a top choice for families and individuals looking for quality living,” said Frank Blumenthal, President of the Bucks County Association of Realtors. “We’re seeing a market that’s still appreciating in value but also offering more options for buyers. It’s a good moment for both sides — sellers are benefiting from solid prices, and buyers aren’t facing the intense rush of previous years.”

Key indicators like the Contract Ratio — which measures buyer activity compared to available homes — rose slightly to 1.20 in June, showing stable demand even as the pace adjusts from the ultra-competitive markets of the past.
