Wawa Gets Zoning Exception, No Variances To Build In Newtown Twp.

Newtown Township zoning officials denied a developer's requests to build more gas pumps and signage than currently allowed in the township.

NEWTOWN TOWNSHIP, PA — A Philadelphia-area developer was granted a special exception last week to build a new Wawa gas station and convenience store in Newtown Township, but zoning officials denied its requests to relax ordinances for the project, according to a report.

Provco Pineville Acquisitions sought relief from several zoning ordinances so it could build more gas pumps and signs than allowed. Provco planned to build eight pumps, but only six are allowed by ordinance on the 4.95-acre property at the southwest corner of Newtown Bypass and Silver Lake Road.

The company was also seeking relief from zoning ordinances to place signage closer to the Newtown Bypass than is permitted.

The Newtown Township Zoning Hearing Board denied both of those requests by 3-2 votes at its Sept. 20 hearing, Bucks Local News reports. Board members Timothy Potero, Michael Iapalucci and Josephine Vlastaris voted to deny Provco’s requests for zoning relief, while Paul Cohen and Bill Wall voted to grant them, the report states.

After receiving a special expectation from the board, Provco can move forward with plans to build a Wawa facility with six gas pumps, or it can appeal the board’s ruling to the Bucks County Court of Appeals.

Four residents who spoke at the board’s Sept. 20 hearing were all opposed to granting Provco’s requests for zoning relief to build more gas pumps and signage, Bucks Local News reports.
