Big Warehouse Distribution Center Before Warwick Planning Board
Northpoint Development proposes I-95 Gateway, 'New England's Newest Industrial Development Opportunity.'

WARWICK, RI — A privately-held real estate development firm with a national footprint plans a massive high-bay warehouse and distribution facility on 47 acres off Airport Road.
Northpoint Development will be before the Warwick Planning Board Wednesday for a public informational meeting, according to a posted agenda. The applicant seeks conditional master plan approval of a Major Land Development Project, and also seeks a recommendation to the Zoning Board of Review for a building height variance. The area is zoned Light Industrial.
Northpoint is marketing the project as "I-95 Gateway: New England's Newest Industrial Development Opportunity." An online brochure describes 491,494 square feet of "best-in-class high-bay warehouse space" located in Warwick, "the premier distribution location for all of New England."

Northpoint further touts the region's labor force, population density, and proximity via highway to other New England metro regions.
The facility would feature up to 116 loading dock doors, parking for 60 tractor trailers and 400 cars, and a separate truck court, according to the proposal (pdf) submitted to Warwick by Northpoint.

A representative from Northpoint could not be reached Tuesday morning.
The August 11 Planning Board meeting is set for 6 p.m. at City Hall. Interested parties may also attend remotely via Zoom.
