Alzheimer’s Association Signs Lease At National Gateway In Arlington
The Alzheimer's Association has signed a 5,790 square-foot lease at National Gateway II, a 221,686-square-foot office building in Arlington.

ARLINGTON, VA — The Alzheimer’s Association has signed a 5,790 square-foot lease at National Gateway II, a 221,686-square-foot office building in Arlington.
The nine-story building, owned by Wheelock Street Capital and located at 3550 South Clark Street, opened in 2009. The office building underwent a multimillion-dollar revitalization that was competed in 2022.
National Gateway II, leased by Lincoln Property Company and property managed by Cushman Wakefield, is in National Landing, adjacent to Virginia Tech’s Innovation Campus in Potomac Yard, and directly south of Amazon’s second headquarters.

"The Alzheimer's Association is excited to be one of the pioneering tenants at National Gateway," Kate Rooper, president and CEO of the Alzheimer's Association National Capital Area Chapter and Region Lead for Virginia, Maryland and D.C., said in a statement.
“The amenities and modern infrastructure will enhance our working environment and provide our staff and volunteers the resources needed to build and sustain meaningful and productive relationships with key stakeholders and the greater community who share our vision of a world without Alzheimer's and all other dementia," Rooper said.

The upgrades at National Gateway II in 2022 included a tenant lounge and conference center, secured bike parking with dedicated men’s and women’s locker rooms, an upgraded lobby, and an outdoor courtyard plaza fully furnished with patio seating.
On-site parking is provided in a structured parking deck with direct access to the building as well as on-site access to the area’s Bus Rapid Transit System, a circulator that runs every six minutes to the Crystal City Metro Station.
Additional on-site amenities include a 46,000-square-foot LA Fitness, Bright Horizon’s early education and pre-school facility, a Lidl Express Grocery Store, and Kaldi’s Social House, a 2,600 square-foot coffee shop and restaurant serving breakfast, lunch, and dinner, that is scheduled to open in early 2024.

In the lease agreement, Lincoln Property Company’s Doug McLearn and Correll Caulfield represented National Gateway and Tenant Services Group’s Caleb Bush represented The Alzheimer’s Association.
