New Townhomes, Condos Planned For RiverHouse In Arlington By JBG Smith
JBG Smith filed plans with Arlington County to develop new housing, public parks and trails throughout the 36-acre RiverHouse area.

ARLINGTON, VA — JBG Smith, a leading developer in the Washington, D.C., area, filed plans with Arlington County to develop new housing, public parks and trails throughout the 36-acre RiverHouse neighborhood in Pentagon City, the developer said Monday.
Based on the plans, the three existing RiverHouse apartment buildings would be preserved, with the new development primarily concentrated on the existing surface parking lots, which are planned to be replaced by below-grade garages.
The RiverHouse neighborhood is located across from the restaurants and shops at Westpost, formerly called Pentagon Row, and the Pentagon City Metro.

The housing options would include a 185-unit senior living community, 265 rental townhomes, three mid-rise buildings with about 1,000 rental apartments, and a 164-unit for-sale condominium building. The project also would include about 30,000 square feet of new street-level retail.

Aside from buildings, JBG Smith is proposing a network of public outdoor spaces, highlighted by more than seven acres of public parks, forested areas, and other open spaces connected by more than one mile of walking trails. A new quarter-mile, two-way protected cycle track on Joyce Street would be built, along with on-site bike parking for residents and visitors.

JBG Smith is proposing to preserve more than 200 existing trees and the planting of more than 800 new trees to provide more than 300,000 square feet of conserved and restored tree canopy.
Also key to the plan is the preservation of previously committed affordable apartments located within RiverHouse’s existing residential buildings and the creation of additional committed affordable units as envisioned in Arlington County’s Pentagon City Sector Plan.
"Following the county’s adoption of the Pentagon City Sector Plan, our team has had the opportunity to meet with local residents, neighbors, county staff and other community stakeholders," Matt Ginivan, senior vice president of JBG Smith, said in a statement Monday. "We are grateful for their time, insight and input, which have helped shape our proposed plans for the RiverHouse Neighborhood."
Now that it has been submitted, JBG's Smith's RiverHouse Neighborhood plan will go through a public review and engagement process as part of Arlington County’s site plan review.
“Through our collaboration with JBG Smith and other stakeholders, we have the incredible opportunity to enrich the neighborhood through a generous mix of new public open spaces," said Sharon Bradley, landscape architect and principal with Bradley Site Design.
"By conserving and restoring tree canopy, adding native plantings, and creating new public spaces and walking paths, residents will be able to immerse themselves in nature as they stroll through the neighborhood," Bradley said.
More than half of JBG Smith's holdings are in the Pentagon City and Crystal City areas of Arlington, branded as National Landing, where the company is serving as the developer of Amazon’s new second headquarters and where Virginia Tech’s $1 billion Innovation Campus is under construction.
