One Loudoun Mixed-Use Development In Ashburn Breaks Ground On Expansion

One Loudoun, a mixed-use development with a downtown, is expanding with more business tenants, a new hotel and more residential units.

ASHBURN, VA — One Loudoun is expanding in Ashburn more than a decade after its downtown area opened.

One Loudoun, a mixed-use community with a walkable commercial downtown and surrounding homes and apartments, held a groundbreaking Wednesday for its expansion. According to owner Kite Realty Group, the expansion will add 86,000 square feet of retail space, a new business hotel, 23,000 and 34,000 square feet of office space, and 400 luxury apartment units. The expected completion date was not immediately available.

"This next chapter of One Loudoun will build upon the energy and momentum of this premium, one-of-a-kind asset," said Greg Goldberg, vice president of leasing at Kite Realty Group. "We look forward to bolstering One Loudoun’s status as a top-tier destination by continuing to introduce all-new retailers, restaurants, and residences designed to foster inspiration, relaxation, and community."

The expansion comes with plans for new businesses. One Loudoun's future tenants in the next phase are Arhaus, Van Leeuwen Ice Cream, bartaco, and Tatte Bakery and Café. Additional tenants will be announced in the future as the property is in negotiations with high-end soft goods brands and high-end restaurants.

The future hotel and office space will be above the ground-level retail. One Loudoun already has a Tru by Hilton hotel on site. The targeted tenants for the office space are tech, financial groups and consulting firms.

The development most recently completed an addition that added lululemon, Warby Parker, Sephora, and sweetgreen as new tenants.

According to a video showing the expansion renderings, the new phase is located in empty space closer to Route 7. Part of that site along Atwater Drive was formerly used for the EatLoco One Loudoun Farmers Market, which relocated nearby and was renamed the Ashbrook Farmers Market.

The renderings indicate plans for green space in the expansion and envision an ice skating rink in the colder season.
