How Fairfax Rent Prices Increased Over Last Year: July Update

Fairfax saw double-digit percentage increases for rent since last year in all rental unit categories, according to Rent.com's listings.

FAIRFAX, VA — Summer is usually the peak season for moving in and out of rented apartments as college graduates advance to new jobs and families move to new school districts. Renters looking for a place in the Baltimore-Washington region this summer will find year-over-year prices have increased, according to data from listing website Rent.com.

The year-over-year analysis looks at rent price trends for studios, one bedrooms, two bedrooms and three bedrooms. A spokesperson for Rent.com noted the rent price comparisons show which unit types and which cities are becoming more affordable or expensive for renters. Average prices are up to date as of July 12.

Rent prices have increased by double digits over the last year in Fairfax for studios, one bedrooms two bedrooms, and three bedrooms. The most pronounced change was for three bedrooms, with the average price of $3,209 based on real-time data from Rent.com listings. The average price of a studio on Rent.com is $2,082, an 18 percent increase.

One-bedroom rental units saw an average increase of 14 percent ($2,157) compared to an 18 percent increase for three bedrooms ($2,663).

  • Falls Church, Virginia: $1,540, 23 percent increase
  • Baltimore, Maryland: $1,628, 22 percent increase
  • Towson, Maryland: $1,550, 20 percent increase
  • Fairfax, Virginia: $2,082, 18 percent increase

One bedrooms

  • Reston, Virginia: $2,617, 19 percent increase
  • Manassas, Virginia: $1,947, 18 percent increase
  • Frederick, Maryland: $1,767, 17 percent increase
  • Towson, Maryland: $1,797, 16 percent increase
  • Bethesda, Maryland: $2,458, 14 percent increase
  • Fairfax, Virginia: $2,157, 14 percent increase

Two bedrooms

  • Gaithersburg, Maryland: $2,612, 41 percent increase
  • Frederick, Maryland: $2,038, 29 percent increase
  • Manassas, Virginia: $2,233, 19 percent increase
  • Fairfax, Virginia: $2,663, 18 percent increase
  • Rockville, Maryland: $2,730, 15 percent increase
