FXBG Opportunity Zone Pays $4M For Mary Washington Hospital Property

FREDERICKSBURG, VA. (Nov. 19, 2025) – Coldwell Banker Commercial Elite is pleased to announce the closing of a significant commercial real estate transaction in Fredericksburg, marking the completion of a two-part deal involving multiple parcels along Fall Hill Avenue.

Ben Keddie, SIOR, CCIM with Coldwell Banker Commercial Elite, successfully represented the seller, Mary Washington Hospital, Inc., in the sale of 2300 Fall Hill Avenue, Fredericksburg, VA 22401. The property, formerly home to Mary Washington Hospital and most recently utilized as administrative office space, sold for $4,000,000 to FXBG Opportunity Zone, LLC.

This closing represents the second phase of a broader transaction which closed in January 2024 for $6,000,000. Phase 1 included 2301 Fall Hill Avenue and additional surrounding parcels totaling 21,000 square feet of office space and 1.85 acres of land. Keddie also represented the sellers in that transaction.
