How Rent Prices Changed Near Huntington Metro Stops Since 2022
Rent prices are on the rise near a majority of Metro's stops but not the Huntington Metro.

HUNTINGTON, VA — Median rent prices increased near most of the DC region's Metro stops, but that trend wasn't evident near the Huntington Metro, according to the latest annual report from RentHop.
As renting near Metro stops is a popular option for commuters, RentHop compiles an annual report on median rent prices near Metro's 98 stops in DC, Maryland and Virginia. The report analyzes prices of two-bedroom apartments from May 1 through July 31 in 2022 and 2023 as well as Washington Metropolitan Area Transit Authority GIS data for Metrorail stops from DC.gov.
Apartments used in the report are within a half mile of a Metro stop and cannot be duplicated listings. RentHop calculated the median of the rent prices if there were 20 unique data points. If there weren't 20 unique data points, the radius from the Metro stop was increased.

In the latest report, RentHop found rent prices increased near 71 of 98 Metro stops. On average, median rent for a two-bedroom unit increased 3.12 percent to $2,594. On the other hand, rent prices decreased near 27 Metro stops.
One of the price decreases was near the Huntington Metro. The median two-bedroom rent near the Huntington Metro is $2,294, a 0.4 percent decrease.

By comparison, rent near the Franconia-Springfield Metro is $2,400, a 3.2 percent increase. In Alexandria, rent near the King Street-Old Town Metro and Braddock Road is $2,973, a 0.8 percent and 2 percent, respectively. Rent near Van Dorn Street is up 6.4 percent to $2,500, while rent near Eisenhower Avenue decreased 1.3 percent to $2,359.
The new Potomac Yard Metro station, which was not open at the time of last year's report, has median rent of $2,598 nearby, representing a 5.2 percent increase.
Even though rents near Metro continue to increase, RentHop noted the increase was slower than the post-pandemic levels of 2022. The previous year's report found rent increased near 89 of 91 Metro stops. RentHop's 2021 report had found rent decreased in the area of 55 of 91 Metro stops due to COVID-19 pandemic impacts.
Until this year, RentHop reports didn't include new stations on the Silver Line extension and Potomac Yard Metro station on the Yellow and Blue Lines.
New development has affected rental prices in areas with some of the highest median rent increases, according to RentHop. For example, new apartment complexes with above-average rent prices near Clarendon and Virginia Square-GMU in Arlington increased the area's median rent.
The stations with the top two-bedroom rent increases nearby are:
- Clarendon, Arlington, VA: $3,419, 12.08 percent increase
- Virginia Square – GMU, Arlington, VA $3,350, 11.67 percent increase
- Union Station, Washington, DC: $3,500, 9.39 percent increase
- Court House, Arlington, VA: $3,400, 8.94 percent increase
- Tysons, Tysons, VA: $2,500, 8.70 percent increase
- Morgan Boulevard, Landover, MD: $1,995, 7.84 percent increase
- Spring Hill, Tysons, VA: $2,750, 7.63 percent increase
- Crystal City, Arlington, VA: $3,027, 7.55 percent increase
- Woodley Park-Zoo/Adams Morgan, Washington, DC: $3,500, 7.53 percent increase
- Van Ness – UDC, Washington, DC: $3,333, 7.52 percent increase
