Livermore Council To Consider Rezoning, General Plan Changes

LIVERMORE, CA — The Livermore City Council will consider the redevelopment of different sections of the city at its Monday meeting.

First, they will consider a resolution authorizing staff to move forward in redesignating 27 acres located at 3055, 3077, and 3011 Triad Place. The area is currently designated as a Business Park, but most of the buildings are vacant. Property owner Align Real Estate is requesting residential land use rights for the project through a Specific Plan Amendment. The city council could authorize the staff to pursue the negotiation of a Development Agreement with the owner, which would include financial contributions to the city’s Community Benefit and Social Opportunity Endowment funds.

The council is also considering the approval of a series of land use alternatives that the General Plan Advisory Committee has been developing since 2022. In May, the Planning Commission reviewed the committee’s draft land use scenario, and added some of its own recommendations. If approved, staff will incorporate this feedback into the General Plan and conduct a General Plan environmental analysis.

  • Vasco Row: Develop a plan to address parking, lighting, traffic, and housing. Allow for expanded winery and production uses.
  • Midtown: Create a specific plan for Midtown to address Valley Link access, housing unit targets, and traffic and services.
  • Laughlin: Reduce the density to medium for compatibility with surrounding neighborhoods.
  • East of Greenville: Include as a future study area.
