New 3-Story Medical Office Building Proposed For Temecula
The Temecula Planning Commission unanimously approved a planning application for the project last week.

TEMECULA, CA — Another medical building is planned for construction on Temecula's south side.
Last week, the Temecula Planning Commission unanimously approved a planning application for a three-story, 38,653-square-foot building that is slated for development on a 1.20-acre vacant lot located on the west side of Avenida De Missiones, approximately 425 feet south of Temecula Parkway, just east of Interstate 15.

The building will be bordered by existing development: a medical office building to the north, Saint Thomas of Canterbury Episcopal Church to the south, single-family residential to the east (along Avenida de Missiones), and Temecula Creek Villas to the west.

A woman residing in the Temecula Creek community shared her concerns about the development during the July 16 Planning Commission meeting, specifically: the new building's height, potential runoff that could cause erosion on an embankment between her community and the new building, and the proximity of the Temecula Creek condos to the building.
City staff and representatives of Don Parker — the developer on the project — addressed the concerns: The building at its highest point would be 62.5 feet tall, which aligns with zoning for the area (professional office); all runoff would be captured, and existing mature vegetation will prevent embankment erosion; and a 45-foot distance between the proposed building and existing villas is allowable per the city's development code, they said.

The woman also expressed concern about noise and dust during construction. She lived in the area when the medical building to the north of the proposed development was built. She said it took several years to complete, and the noise and dust were excessive during the lengthy construction.
City staff assured the resident that construction is only allowed during designated hours and that dust mitigation measures are required.
Regarding the time it took to develop the existing medical building, Don Parker was also the developer on that project. His reps told the Planning Commission that they did not anticipate delays on the new project.
Commission Chair Lanae Turley-Trejo told the concerned citizen that as long as the project meets all city requirements, there is little that officials can do to impede its development.
It's unclear what the developer's timeline is, and what tenants might occupy the new building once it's built.
