New Mixed-Use Development Proposed In Darien, Public Hearing Scheduled
The building would feature commercial space as well as residential units, according to the project narrative.

DARIEN, CT — A new mixed-use development named Heights Corner is being proposed in Darien, and the town's Planning & Zoning Commission is scheduled to hold a public hearing on the proposal during its regularly-scheduled meeting on Oct. 7 at 7 p.m.
According to the project narrative, applicant Heights Corner LLC, is seeking to build a new mixed-use building at the northwest corner of the Heights Road and Edgerton Street intersection.
The three-story building would feature a basement level with amenity, media and fitness rooms. The first floor would consist of 9,504 square feet of commercial space, which may include retail, personal service, restaurant, and other suitable uses.

The second and third floors would each include three, one-bedroom apartments and seven, two-bedroom apartments.
One-bedroom units would range from 603 square feet to 975 square feet, and the two-bedroom units would run from 1,200 square feet to 1,489 square feet.

There would also be a rooftop amenity area for residential tenants, the project narrative notes.
The property would feature 57 on-site surface parking spaces adjacent to the west and north sides of the building, and 72 on-site parking spaces in a new surface parking lot at the northeast corner intersection.
Additionally, a new 2,954 square foot public plaza area will be located on 188 Heights Road between the parking lot and Heights Road, project documents state.
Until recent demolition, commercial buildings were located at 90 and 100 Heights Road, with a rough surface parking area and a small shed at 188 Heights Road.
The project site had been owned by the Lundberg family since the 1950s, who operated a Christian publishing company, according to the project narrative. Several years ago, the company ceased operating in the old buildings, and they've been vacant since Heights Crossing LLC purchased the three lots in July 2025.
The applicant, an affiliate of the developer of Heights Crossing to the west of the project site, has demolished the old buildings.
On Sept. 30, the Planning & Zoning Commission held a public hearing on a request from the applicant to amend the town's zoning regulations which would allow up to 50 percent of the basement floor area for amenity space for residents of the affordable and market rate apartments, and a small rooftop amenity vestibule for outside rooftop amenity space, without counting those spaces as full stories.
Additionally, a proposed amendment to the zoning regulations would remove the 10,000 square-foot minimum public plaza area on a development site less than two acres.

On Sept. 16, the Darien Architectural Review Board heard the project proposal, and notably found the "architectural character is too mixed and design elements conflict," according to meeting minutes.
