New Owners Acquire Large Commercial Property In Prominent Enfield Location
The new owners are looking to divide the remaining available rental space into smaller units, to attract more potential lessees.

ENFIELD, CT — For what seems like a decade, large "For Lease" signs have adorned the grounds of a large brick commercial building at the busy intersection of South Road and Phoenix Avenue. Soon, new signs with the same message will be placed, but bearing the contact information of the property's new owners.
The buildings and land at 101, 103 and 105 Phoenix Avenue have been acquired from Phoenix Avenue Realty LLC by Artioli Brothers LLC. The purchase agreement, for $1.4 million, was signed by Phoenix Avenue Realty LLC manager James S. Viola on April 29, and filed in the Enfield town clerk's office on May 5, according to land records.
Artioli is a well-known and respected name in Enfield business. A car dealership currently known as Artioli Chrysler Dodge Ram has operated at 525 Enfield Street for more than half a century.

Despite its name, the two principals involved in Artioli Brothers LLC are actually uncle and nephew: Bob and Joe Artioli.
"We are only eight years apart and everyone always assumes we are brothers, so we named the LLC that," Joe Artioli told Patch Tuesday.

For some time, the Artioli automotive business has leased space in an 11,576 square-foot storage warehouse at 105 Phoenix, which was part of the sale. The main parcel on the corner lot, 101 Phoenix, is a 16,400 square-foot, 2-story office building, best known as being home to the Enfield bureau of the Hartford Courant for about two decades. The third piece of property, at 103 Phoenix, contains a 6,511 square-foot office building, which is currently leased by FML, a tax, accounting and advisory firm.
Joe Artioli told Patch that Grey's Physical Therapy, a longstanding tenant in the main building, will remain in place, with FML moving to the second floor of 101. He said the partnership hopes to make the remaining available space more attractive to potential lessees by dividing it into five smaller units, "each about 1,000 to 2,000 square feet," he said.
