Apartments Proposed For Former Rectory Site In Fairfield
A housing complex is proposed for the site, according to an application before the Fairfield Town Plan and Zoning Commission.

FAIRFIELD, CT — Fairfield developer Eric DeLaurentis has applied to the Town Plan and Zoning Commission to build a 40-unit apartment complex at 105 Biro St. in Fairfield, the site of the former St. Emery's rectory, according to documents viewed by Patch.
The project proposed by 105 Biro Street, LLC falls under the state's 8-30g affordable housing statutes, and calls for 12 of the 40 units to be designated as affordable for 40 years under a deed restriction.
Earlier this month, the town was granted a four-year moratorium on affordable housing projects under 8-30g, after successfully petitioning the state.

But this and several other 8-30g proposals were filed before the state granted the moratorium, including another Biro Street complex on the former church property that calls for the construction of 100 units, with 30 units designated as affordable.
The project at 105 Biro is proposed to rent 24 two-bedroom apartments, and 16 one-bedroom apartments. A total of 56 parking spaces would be in a garage on the property. DeLaurentis, the principal behind the LLC, plans to tear down the rectory to build the new structure.

"It is submitted that the apartment proposed is in a good location for both younger and elderly residents who seek a rental unit," the application reads.
A public hearing for the application has not yet been scheduled.
