Large 4-Building Office Park Sold In Norwalk
The property is a four-building office park totaling 945,000 square feet, located within a larger six-building complex in Norwalk.
NORWALK, CT — A 945,000-square-foot office park in Norwalk was recently sold, according to an announcement from real estate company CBRE.
Earlier this month, the company announced the sale of 301-601 Merritt 7, a four-building office park within the larger six-building 1.5 million square-foot Merritt 7 complex.
CBRE represented the seller, Merritt 7 Venture LLC, and also procured the purchaser, an affiliate of Argent Ventures, according to the announcement.

The CBRE team of Vice Chairman Jeff Dunne, Steven Bardsley and Travis Langer completed the sale. A selling price was not included in the announcement.
"301-601 Merritt 7 provides a conveniently accessible, highly amenitized property for high credit, discerning tenants," Dunne said in a news release. "We expect Argent to perform well in leasing the balance of the vacant space in the building."

Considered one of Fairfield County's premier business addresses, the property is the headquarters location of Xerox, Terex, Emcor, Hearst Connecticut Media Group, Common Fund, Datto/Kaseya, MBI and LBB Specialties.
"301-601 Merritt 7's credit tenant rent roll provides Argent an assured income," Bardsley said in a news release.
Located at the confluence of the Merritt Parkway and Route 7 and adjacent to the Merritt 7 train station, the property offers an easy commute from all of Fairfield County while providing train access to New York City, according to CBRE.
