187,000-Square-Foot Lease Signed at Manatee County Logistics Center
Lee & Associates Tampa Bay and Ian Black Real Estate Collaborated on the lease, bringing the development to more than 70% leased

In a powerful collaboration between Lee & Associates Tampa Bay and Ian Black Real Estate, a U.S.-based manufacturing company has leased 187,350 square feet of Class-A industrial space at Manatee County Logistics Center, located at 4425 24th Street East in Bradenton.
Julia Silva, SIOR, Erika Thompson, SIOR & Ben Ewers of Lee & Associates Tampa Bay, and Nick DeVito II, SIOR, and Brie Tulp, RPA, SIOR, of Ian Black Real Estate represented the landlord in the transaction. The property is being developed by Barron Collier Companies and Imminent Ventures | Development. The project is Florida-based Barron Collier Companies’ first planned industrial development in its 110-year history.

Located at the corner of US 301 and 44th Avenue East, Manatee County Logistics Center includes two 188,000-square-foot Class-A industrial buildings and adds more than 376,000 square feet of much-needed industrial space to area. The buildings share a 180-foot truck court, and boast 32-foot clear heights, 54-foot column spacing, and distinctive architectural elements that set it apart from other industrial projects in the region.
The developers have completed construction on Building 100 and Building 200, with 107,190 square feet still available for lease in Building 200. Building 100 has been fully leased by the latest tenant in its entirety.

Earlier this year, two national manufacturing clients leased space in Building 200—a glass manufacturer (34,684 square feet) and a Building Supply Company (46,578 square feet)—both of which are now operational.
