Phase II of residential construction to bring another 86 homes to Bradenton’s Aqua by the Bay
American Momentum Bank providing $22 million builder line of credit for construction of the first residential development in the master-plan

After selling over 100 homes built in Phase I, Aqua One Builders, LLC, recently closed an expanded $22 million builder line of credit with American Momentum Bank to help finance Phase II of the construction of an additional 86 homes in Bradenton’s Aqua by the Bay master-planned development.
Medallion Home will use the expanded credit line, which was initially capped at $12 million when Phase I started in 2020, to complete Aqua — the development’s first gated residential community. Once finished, Aqua will feature at least 190 upscale single-family homes. There are currently 104 completed homes in the Aqua community, and all have sold.
Aqua by the Bay is a 529-acre master-planned development located on Sarasota Bay, on El Conquistador Parkway south of 53rd Avenue West, near Longboat Key and Anna Maria Island. The community features a 4-acre crystal lagoon with a beach, where residents and guests can swim, paddleboard and kayak. The development will include commercial, retail and residential areas, with plans for 2,384 multifamily units and 510 single-family homes.

“This project is transformational for West Bradenton,” said Carlos Beruff, owner of Medallion Home and one of the partners of Aqua One Builders. “We continue to be excited about this development, as this waterfront land on Florida’s Gulf Coast features breathtaking views of Sarasota Bay and Longboat Key, making this community unique.”
For homes built during Phase II, buyers can choose between five distinctive floor plans, which range from 2,282 square feet to 4,588 square feet. Home prices start at $1 million.

“Phase I went as smoothly as we could have hoped,” said Porter Smith, Tampa Bay market president of American Momentum Bank. “The Aqua community is arguably Medallion Home’s most ambitious project to date and things have gone incredibly well – we’re confident in their ability to execute on Phase II.”

He recognized the potential for a longstanding relationship on a project that will dominate West Bradenton for the next 10 to 15 years.”
