39-Acre Film, TV Production Complex Proposed In Douglas County
The Douglas County Planning & Zoning Board approved rezoning about 39 acres near Lee Road and Highway 92 for a film studio.
DOUGLAS COUNTY, GA — A film and TV production complex just completed an early step in the process of coming to Douglas County.
The Douglas County Planning and Zoning Board approved rezoning about 39 acres of vacant land at the intersection of Highway 92 and Lee Road — within the Lee Road Tax Allocation District — from residential low density to heavy commercial for a film studio developed by Holder Properties, the Douglas County Sentinel reported.
Chris Pumphrey, executive director of the Development Authority of Douglas County, said there are still more steps to be completed, but the rezoning was a "major milestone," the Sentinel reported. A groundbreaking is expected in the spring, with an 18- to 24-month construction timeline.

No other details could be released about the studio due to a confidentiality agreement, Pumphrey told the news outlet. But county documents show a proposed 431,500-square-foot development, including 197,000 square feet for multi-use production; 88,000 square feet of support spaces; 72,000 square feet of warehouse/storage space; 64,500 square feet for dedicated office functions and 10,000 square feet for food services.
The county is in the process of filing paperwork with the Georgia Department of Revenue to get the Lee Road TAD certified effective Jan. 1, 2022. It was approved by the Board of Commissioners in November and got Board of Education consent in early December, the Sentinel reported.
