Buffalo Grove Considering $6.25M Property Purchase For New Combined Village Hall, Police Facility

BUFFALO GROVE, IL — As part of its long-term municipal facilities strategy, the Village of Buffalo Grove announced it is moving forward with the next step — the $6.25 million purchase of a property at 1100 Lake Cook Road. A purchase and sale agreement for the property would include a 90-day due diligence period for the Village to consider whether the site is "suitable" for a future combined village hall and police facility.

The Village Board will hold a special meeting at 5 p.m. Tuesday, in the Jeffrey S. Braiman Council Chambers at Village Hall, 50 Raupp Blvd., to consider the PSA. According to the Village, no final decision on purchasing the property will be made "until the due diligence process is complete." Officials said the site aligns with the Lake Cook Corridor Plan.

"Buffalo Grove continues to tackle major initiatives through a reasoned, phased approach that ensures long-term success," Village President Eric Smith said. "Entering this due diligence period represents the first step toward solving the final piece of our facilities puzzle. If the site proves suitable, this has the potential to serve as a modern, efficient, and permanent home for generations to come."

Following a space needs study in 2017, the Village said it has taken a "deliberate, phased approach" to facilities planning. First up was a $34 million investment in a large facility upgrade at 1650 Leider Lane for a new public works building, which opened in fall 2024.

Two years earlier, the Village purchased the vacant building. The final project came in at conservatively one-third less than the cost of a new ground-up facility — which officials called at the time "a tremendous win" for the community.

This was followed by the rebuild of Fire Station 25 (currently under construction) and the upcoming remodel and expansion of Fire Station 26.

According to updated findings in the 2025 Space Needs Study, officials said the existing village hall and police facilities "cannot meet today's municipal operation, security requirements, technology, and workforce needs." The study finds a minium of 75,000 square feet is needed to support a combined municipal facility, "offering the flexibility" required for modern collaborative workspaces, public meeting areas, and secure police operations.

The Village said it has examined numerous alternatives, including renovating existing buildings, new construction, and adaptive reuse of multiple sites. Based on cost, size and location, flexibility, and consistency with strategic planning, the property at 1100 Lake Cook Road emerged as the most promising option.

During the 90-day due diligence period, officials said the Village will conduct a comprehensive review that includes building and structural assessments, environmental testing, soil borings, mechanical and electrical evaluations, and preliminary architectural space planning. Based on the results of the review, the Village Board will then consider seeking authorization to close on the property.

Project scope and budget will be determined over the next 12 to 18 months, with construction anticipated to begin in 2028. The Village will pursue financially responsible funding mechanisms that meet community needs while minimizing impacts to taxpayers, which it says is consistent with other major infrastructure planning and investments.
