Greenhouse Pointe Approved By Geneva City Council

The subdivision will include 2,100 to 3,100 square-foot units (homes), with a starting price in the lower end of the $600,000s.

GENEVA, IL — The Geneva City Council unanimously approved a zoning map amendment on May 6 that was requested last month by the plan commission, in addition to approving a preliminary/final plat of subdivision for a 20-unit, single-family subdivision on 7.06 acres, named Greenhouse Pointe, according to the City's website. According to city officials, the property that closed in 2006 formerly known as Geneva Greenhouse, would be rezoned thanks to the zoning amendment to medium to high density district from low density. The property is located on the east side of Western Avenue, at Country Squire Drive, the City said.

Developer Frank Nitti of the Nitti Group LLC/Geneva LLC can now move forward with developing the site, according to documents from Tuesday night's city council meeting. The subdivision will include 2,100 to 3,100 square-foot units (homes), with a starting price in the lower end of the $600,000's, in addition to:

  • Two full entrances on Western Avenue
  • Front yards facing inward toward a new public street
  • A detention pond to help control the site's storm water and provide a buffer between the proposed subdivision "dwellings" and an electric substation.

The homes would be primarily ranches with first floor master bedrooms, two-car garages and driveway space with room for two additional cars and on-street parking accommodations on the interior part of Lilyrose lane.

"As proposed, the subdivision would require the City to vacate a small 283 square foot portion of Western Avenue right-of-way," documents from the May 6 meeting state. "The applicant has agreed to purchase this land from the City for $1,786.62. Staff has determined that this land is not necessary for the utility of Western Avenue."

According to the City, a hearing to consider the vacation of the part of Western Avenue would be scheduled before the City Council on June 3.
